Bauder Total Roof System (BTRS) with BauderBLUE STORMvoid system
Synopsis
Cadworks is a 94,000 sq. ft Grade A office located in Glasgow city centre. The new building is the city’s first office that is Net Zero Carbon in operation which was achieved through innovations in building materials, solar-powered electricity generation on-site, and efficient all-electric heating and cooling systems. The workspace features a range of amenities for the increasing number of cyclists in the city, Glasgow’s first cycle-in access ramp, and Swifty Scooters available for tenants. Cadworks aims to be one of the most sustainable buildings in Scotland, having been completed to coincide with COP26.
This project has won various awards and the building’s flat roof won the NFRC Scottish Roofing Awards 2023 in the Reinforced Bituminous Membrane category.

The specification
To meet the sustainability criteria set out by the client to achieve a BREEAM rating of ‘Excellent’, a BauderBLUE roof was designed for the specification, comprising Bauder Total Roof System (BTRS) bitumen waterproofing with warm roof insulation.
To meet planning requirements to attenuate the flow rate of high volumes of rainwater, BauderBLUE STORMvoid System was specified. The blue roof design required various technical calculations to determine the rate at which the water should egress the rooftop, enabling Bauder to design each flow restrictor. The outlets were specified to be installed with bespoke filter layers to prevent water from rushing through the structure, including accuracy of levelling, sizing, and positioning. This ensures that the blue roof will perform to building requirements and improve the functionality of the wider city’s drainage infrastructure.
BauderPIR FA-TE 160mm was specified in between the layers of the waterproofing due to the thermal insulation which provides efficient thermal insulation to keep heat within the building.
The roof finish included both ballast and paving slabs on a pedestal support system to create areas of hard landscaping. Around the perimeter area of the roof Bauder Total Green Roof System (BTGRS) was specified with an extensive green roof finish using BauderGREEN SB substrate sedum blanket.
Project challenges
The design of the rooftop had to consider the plant and equipment for the building including high efficiency air source heat pumps with Variable Refrigerant Flow (VRF) consisting of outside units on the roof. In order to channel the water around the physical roof structures, a bespoke BauderBLUE design was developed.
During construction, due to the busy city centre location of the building, the roads around the building were congested and the confined space required specific vehicles for off-loading deliveries, with timing restrictions enforced. This required collaboration from various stakeholders on site for deliveries. To guarantee that the roofing materials were delivered exactly as required, Bauder worked closely with Procladd’s contracts managers.
The ten-story high building forced the main contractor to set parameters for the roof installation. Therefore, the Bauder-trained installing operatives had to work within these parameters. Bauder site technician, Francis Murray carried out regular on-site inspections during the project to help Procladd ensure the quality and workmanship of the installation was maintained.

The result
Bauder worked closely with all stakeholders to deliver the correct roof solution for the innovative building project to achieve the client’s objectives of delivering Cadworks, a sustainable office space. The building space is being let by Savills, Ryden and Avison Young.
